Property Rental Full is for owners who want MurImmo to supervise a long-term tenancy in Mauritius for selected tenants. We do not run tourist short-term rentals, but focus on stable medium to long-term occupancy.

Typical elements of this package:

  • Review of tenant profile and basic suitability (documents from you or your agent)
  • Definition of inspection rhythm, usually every 6 months
  • Scheduled on-site inspections with photo documentation
  • Cross-check of utility payments and obvious breaches of lease terms
  • Coordination with your existing property management if you already have one
  • Summary report after each inspection with clear findings and, if needed, recommendations

We remain your partner on site, not the tenant’s representative. All key decisions remain with you as the owner.

What we check during Inspections

Each inspection is adapted to your property and the agreed scope, but our approach is systematic and documented.

Typical checks include:

  • Access and security: doors, windows, shutters, gates, alarms where installed
  • Signs of misuse: excessive wear, moisture damage, leaks, mould, damaged finishes

Frequently asked Questions

Who is legally responsible towards the tenant?
The owner remains the contracting party and is legally responsible for the lease. MurImmo supports you with factual reporting and, where agreed, with practical follow-up, but we do not replace legal advice or act as your lawyer.

Do you communicate directly with tenants?
Yes, where this is sensible and agreed with you. For example, to arrange inspections, clarify simple usage questions or convey non-legal warnings about misuse. For legal steps (formal notices, terminations, court procedures) you remain in charge and may involve a lawyer of your choice.

Do you manage short-term tourist rentals or online platforms?
No. We focus on medium and long-term rentals. We do not manage listings, bookings or pricing on tourist platforms and we are not a concierge service for holiday rentals.

What do your services not include?
We do not provide legal services, tax advice or debt collection. We also do not take over complex renovation projects as part of this module, but we can flag issues and, if needed, coordinate with specialised partners under a separate agreement.

How is pricing structured?
Property Rental Light is usually billed per inspection or as a small bundle if you plan several checks per year. Property Rental Full is billed as an ongoing package with a defined inspection rhythm. After an initial discussion and a description of your property and tenancy, we prepare a clear, written proposal.
