In the event of disputes with contractors or later damage, you can prove which defects were identified, when they were communicated and how the contractor reacted. We align our supervision with your project schedule and the local contractor’s programme. Before each phase we agree on target dates for visits and which elements must be ready for inspection.

During site visits we document the situation and, if you wish, call you directly from the construction site via video so you can see the important details yourself. Short updates are shared via e-mail or messaging; comprehensive reports follow after each defined milestone.

We work with your architect and contractors, but remain independent and exclusively committed to you as the client. If necessary, we escalate issues in writing and help you enforce contractually agreed quality. When should I involve MurImmo in my construction project?
Ideally before the start of construction, so that we can review the schedule, agree on inspection points and coordinate with your architect. We can also step in during an ongoing project, but some defects may then no longer be visible or easy to correct.

Do you replace my architect or structural engineer?
No. Your planning team remains responsible for design and structural calculations. MurImmo focuses on whether the work on site is executed according to plans and good practice. We coordinate with your architect and, if necessary, request clarifications in your interest.

How do you deal with local contractors?
We speak to contractors directly on site, point out defects and agree on corrections. All important points are recorded in writing and with photos. We aim for solutions, but are clear and consistent when quality is not acceptable.

What happens if the contractor does not cooperate?
We document the situation in detail and support you in enforcing your contractual rights. This includes written notices, defect lists and, if needed, involving your lawyer. Our documentation is designed to be usable as evidence.

How are your services priced?
Baubegleitung Basic is usually billed per construction phase or as a defined package for a set number of visits. Baubegleitung Premium is typically offered as a flat fee for the entire project, based on scope, location and complexity. You will receive a transparent offer before we start.
