Owning a villa or apartment in Mauritius while living in Europe sounds ideal – until nobody is on site for months. Humidity, salt air and tropical storms can damage a building quickly. Small leaks, electrical faults or mould often remain unnoticed until they become expensive problems. At the same time, an empty property increases the risk of break-ins and misuse.

MurImmo takes over the practical, on-the-ground property management for you. We check your property regularly, document every visit in detail and coordinate measures where necessary – with the same consistency and reliability you expect at home.

The Light package is designed for owners who mainly need regular eyes on the property and a clear status report. We visit your property once per month, carry out a structured visual inspection and check agreed basic functions.

After each visit, you receive a short written report with photos and clear recommendations, for example when maintenance should be planned. Billing is on a simple monthly basis.

Property Management Light typically includes:

  • Monthly on-site inspection of the building exterior and interior
  • Checking windows, doors and accessible roofs for obvious damage
  • Basic function checks (water supply, visible electrical installations, ventilation as agreed)
  • Simple airing of rooms where sensible and possible
  • Photo documentation of the current condition
  • Short written report with clear conclusions and recommendations
  • Coordination of further steps only after your approval

This package is suitable if your property is structurally sound, not permanently rented out and you mainly want to avoid unpleasant surprises on your next stay.

The Full package is aimed at owners who want to hand over day-to-day property care in Mauritius as far as possible. In addition to all services from the Light package, we coordinate pool and garden maintenance, cleaning and minor repairs with the service providers you select or recommend suitable providers where needed.

We manage keys, remain the central contact on site and also coordinate emergency measures after storms or incidents. You receive regular, more detailed reports so that you stay informed without having to follow up on every small item yourself.

Property Management Full typically includes:

  • All services from Property Management Light
  • Coordination of pool maintenance according to manufacturer and climate requirements
  • Coordination of garden maintenance and basic landscaping care
  • Organisation of regular or ad-hoc cleaning, including deep cleaning when required
  • Key management and defined key handover processes
  • Coordination of minor repairs with agreed craftsmen
  • Organisation and follow-up of emergency interventions after heavy rain, storms or other incidents
  • Structured reports at agreed intervals with clear action lists

Choose this package if you live abroad permanently, visit Mauritius only occasionally and want one reliable counterpart for your property.

Every inspection follows a structured checklist that we adapt to your property. We focus on points that are particularly critical in the Mauritian climate: moisture, salt, wind loads and security. Findings are documented with photos and clear notes. We propose sensible measures, obtain offers on request and coordinate work after your approval.

MurImmo remains independent: we do not receive commissions from craftsmen or service companies. Our role is to represent your interests and to enforce agreed quality on site.

An occupied and well-kept property is less attractive to burglars than an obviously empty house. Our regular presence is therefore also a contribution to security. If required, we adapt the inspection rhythm, for example with irregular checks during longer absence periods.

We work together with alarm and camera systems that you have selected. During our visits we visually check the installation and, where possible, the basic function. Incidents reported by the system can, by agreement, be verified on site and evaluated for you.

If damage or an incident is detected, we document the situation immediately with photos and a short situation report. You receive a clear description of the impact, the probable cause and suggested next steps.

On request we obtain offers from local companies, coordinate emergency measures and monitor implementation on site. You always decide which work is carried out and by whom – we accompany you from a neutral position and ensure that the agreed work is actually done.

What is the minimum contract duration?
For both Light and Full packages we usually work with a minimum duration of 12 months. This allows us to set up sensible routines and to offer you stable pricing. In justified cases we can agree on shorter trial periods.

Which regions of Mauritius do you cover?
We mainly work in the areas where we can guarantee reliable travel times and reaction times. Please contact us with the exact address of your property; we will then confirm whether we can cover the location and with which response times.

How does the handover of keys work?
Key handover and storage are defined clearly and documented. Depending on the situation, we work with sealed key envelopes, key safes or other secure solutions. Who has access to which key is logged.

Can I combine property management with Rental & Security Checks?
Yes. Many owners use Property Management Full as a base and add specific services from Rental & Security Checks when the property is rented out. We will define together which checks are needed before, during and after a rental.

How often do I receive reports?
In the Light package you receive a short report with photos after every planned visit. In the Full package, the same applies, and in addition we summarise important points and measures in regular overview reports. For urgent incidents you are informed immediately, independently of the normal rhythm.

How much personal presence is required from me?
Normally we coordinate everything digitally with you: by e-mail, video calls and clear written releases. You decide how detailed the reports should be and which decisions you want to keep in your own hands.
