We select a small number of anonymised projects to illustrate how MurImmo works on site and in ongoing property care. Names, exact locations and recognisable details are deliberately omitted to protect the privacy of owners and tenants.

The examples cover construction supervision, long‑term property management and rental/security checks. Each case focuses on the initial situation, the key issues we found, what we required from contractors, and the documented outcome for the client.

The photos shown are taken on real Mauritian projects under our supervision, but may be combined or slightly adapted to avoid any clear identification of people or properties.
Case 1 – Structural Quality and Damp Proofing
Starting situation: Client from Switzerland building a two‑storey holiday villa. Local contractor already started foundations and ground floor slab when MurImmo was asked to supervise the remaining phases.

Main issues identified:

Case 2 – Roof Sealing and Electrical Safety
Starting situation: Client from France purchasing a nearly completed villa. MurImmo was asked to perform several detailed inspections before handover and final payment.

Main issues identified:
  • Flat roof with inadequate slope and poorly executed waterproofing seams.
  • Exposed screws and fixings without protection in coastal climate.
  • Electrical distribution without residual current devices (RCD/FI) on bathroom and outdoor circuits.

Actions taken:

Case 3 – Early Storm Damage Detection

  • After a strong cyclone, first inspection showed displaced roof tiles and a damp stain on an upstairs ceiling.

Case 4 – Moisture and Mould Prevention
Starting situation: Client from Austria with an apartment in a humid coastal area. Property Management Full with regular airing, cleaning and technical checks was requested.

Main issues identified:
  • High indoor humidity and insufficient cross‑ventilation in the off‑season.
  • First signs of mould behind a wardrobe on an external wall.

Actions taken:
  • Measured humidity values during several visits and documented them in the reports.
  • Recommended and coordinated installation of a small ventilation unit and dehumidifier.

Why Rental and Security Checks Matter
When a property is rented out or used by guests without the owner on site, small problems can quickly become expensive damage. MurImmo combines rental checks with security and condition inspections so that misuse, unauthorised changes or safety issues are detected early.

The examples below show how systematic inspections protect both the building and the relationship with tenants. All cases are anonymised and do not show faces or recognisable details.
Example – Misuse Detected During Check
Starting situation: Long‑term tenant in a villa supervised under Property Rental Full. Owner lives in Switzerland and requested regular condition reports in addition to rent monitoring.

Main issues identified:
  • During a scheduled inspection, we found an unauthorised additional person staying permanently.
  • Garden area partly damaged by parked vehicles on the lawn.
  • Barbecue installed directly under a wooden pergola without proper clearance.

Actions taken:
  • Documented all findings with photos and clear notes.
  • Clarified the situation with the tenant on site and reminded them of contractual limits.

  • Owner received a factual report including before/after documentation.
Structured, Evidence‑Based Reporting
Each MurImmo report follows a clear structure so that you can quickly see what has been checked and where action is required:

  • Checklist of inspected elements with OK / not OK marking.
  • Photo documentation with captions and clear references to locations.
  • Summary of critical points and recommended decisions.

For larger projects we add timelines, responsibilities and follow‑up status so that all parties know exactly what has been agreed and what remains open.
