To prepare for the call, it helps if you can share:

The call is non-binding. You receive a first assessment and a proposal for the next steps.
After the initial consultation we define the assignment in detail. The goal is a clear scope, clear responsibilities and a transparent price model.
In this step we clarify:
- Which property or project we cover, including phases (planning, shell, finishes, handover, ongoing care).
- Which MurImmo service modules are needed: construction supervision, property management, rental and security checks.
- Who else is involved (architect, contractor, developer, caretaker, neighbours) and how we coordinate with them.
- Communication channels and reporting rhythm (for example weekly email summaries plus a structured report after each site visit).
- Decision paths: which topics we can solve directly on site and which decisions you want to approve.
Based on this, we propose a contract and pricing model – per phase, per month or as a flat project fee. You receive all conditions in writing before you decide.
In step 3 we are regularly on site for you – either on the construction site or at your finished property.
For construction supervision we typically:
- Carry out inspections aligned with the construction phases (foundation, structure, roof, waterproofing, electrical, plumbing, finishes).
- Work with structured checklists based on European standards and adapted to Mauritian conditions.
- Document every visit with high-resolution photos and clear written comments.
- Address issues immediately with the responsible parties on site where this is part of our mandate.
For property management and rental & security checks we typically:
- Inspect the interior, exterior, pool and technical installations.
- Check for damage, humidity, leaks, break-ins or misuse.
- Test critical elements (locks, shutters, pumps, electrical protections).
- Coordinate necessary repairs with trusted local partners, if agreed.
After each visit you receive a concise email summary and a structured report. If required, we schedule a short video call so that you can see the situation on site in real time.
At the end of a construction project we prepare a clear handover. You receive:
- A final report with photo documentation of the completed works.
- A documented list of visible defects and open points.
- Recommendations on which issues to address immediately and which to monitor.
If you wish, we stay on board after handover and switch into an ongoing care model:
- Property management (light or full) with regular inspections and reports.
- Rental and security checks before and after guest stays or at defined intervals.
- Monitoring of known weak points of the building so that small problems do not become expensive damage.
You decide whether MurImmo accompanies you only until handover or remains your long-term partner on site.
We cooperate closely with architects, contractors, caretakers and specialised service providers in Mauritius – but we remain fully independent and exclusively committed to you as the owner.
In practice this means:
- We are not tied to specific contractors or developers and do not receive commissions from them.
- We coordinate necessary works on site, but we represent your interests and your quality standards.
- We speak the language of both sides: European owners and Mauritian professionals.
- We insist on written agreements, documented decisions and clear responsibilities.
If you already have a trusted architect, contractor or management company, we integrate our work with them. If you do not, we can suggest suitable partners – the final choice always remains with you.

In which languages can we communicate?
We work in German, English and French. You can choose the language you feel most comfortable with. Reports and key documents are provided in clear, precise wording so that you can use them with third parties if needed.
Which time zone and availability should I expect?
We work from Mauritius and Switzerland. Regular calls are usually scheduled in the late afternoon or evening Central European Time, which fits well for most clients. For urgent topics we adapt and find a slot that works for both sides.
How are urgent issues on site handled?
If we discover an urgent problem (for example water ingress, security issue, critical construction defect), we inform you immediately and propose concrete measures. Depending on your mandate, we can also take pre-agreed emergency actions on your behalf, such as securing the property or stopping specific works until you have decided.
